1. Reservation

Once you have chosen your new Richardson Home, you should reserve it with our Sales Negotiator. To do this you will need to complete a plot reservation form and arrange to pay a deposit which removes your property from the open market so other home buyers cannot purchase it.

(Please note that part of the deposit is non-refundable).

2. Your Solicitor

Our Sales Negotiator will then ask you for contact details for your appointed solicitor who will be representing you throughout the purchase of your new home.

3. Getting a mortgage

If you are applying for a mortgage your lender will need a basic mortgage valuation of your new home to ensure that the market value of the property acts as security for the amount borrowed. Once your lender has arranged the valuation and received the report, they should be in a position to make you a mortgage offer and once you have received this in writing you should contact your solicitor and our Sales Negotiator immediately.

5. Exchanging Contracts

Our Sales Negotiator will then arrange for the exchange of contracts, as stated on the plot reservation form. Exchanging Contracts is the point at which you are legally obligated to purchase your new Richardson Home and we are therefore legally obligated to sell it to you. Failure to exchange contracts within the required period on your plot reservation form will mean the property will be returned to the market or offered to purchasers on the waiting list.

6. Paying a Deposit

Once contracts are exchanged, you will be required to pay a deposit of 10% to Richardson Homes via your solicitor. Please note that you should arrange a suitable payment method with your solicitor which ensures that your 10% will have cleared prior to the exchange of contract date.

7. Expected Completion Date

Our Sales Negotiator will regularly inform you about the progress of your new Richardson Home and the approximate construction completion date. This will be set once we have received the National Council for Building and Construction (NHBC) certification which is your 10 year guarantee for your new home.

8. Pre-occupation Inspection

Once we have received the NHBC certificate and the house is ready for occupation our Sales Negotiator will invite you to a pre-occupation inspection of your new home. This happens two weeks prior to final completion and your moving in date. This will give you the opportunity to check out your new home and then arrange for removals and final meter readings of utilities at your current property. A further opportunity to inspect all items will be available on legal completion

9. Completion & Moving In

Once all the paperwork has been approved by both our solicitors and all information is in place for completion, your solicitor will advise your mortgage lender to release the mortgage funds which will be electronically transferred to us via our solicitors. The process of transferring funds usually takes about 5 working days after which, legal completion will then take place and the remaining completion paperwork will be sent to your solicitor. Our Sales Negotiator will then contact you to ask when it is convenient for you to pick up the keys of your new Richardson Home. Your keys will be handed over to you by the Sales Negotiator who will take your to your new Richardson Home.

10. After Care

About a week after you have moved in, our Sales Negotiator will pay you a courtesy visit to ensure everything is to your satisfaction. Two weeks after your moving in date, we would kindly ask that you send details of any snags you may find (e.g. slight property defects) directly to our head office rather than to our on site Sales Negotiator or Site Manager so that these items can be monitored and dealt with as swiftly as possible. After Care Services are also available to assist you with any issues that may arise in the first two years after completion.
